Maxus Realty Trust, Inc. (Trust) is an umbrella partnership real estate investment trust (REIT). The Trust is primarily engaged in the business of investing, owning, developing and leasing real property located in Missouri, Arkansas, Oklahoma, Texas and Kansas. The Trust conducts all of its activities through MOLP, in which it holds a 99.999% interest. The Trust operates rental real estate in three segments: apartments, commercial and retail buildings. As of December 31, 2011, the Trust operated 14 apartment communities and a multi-tenant warehouse/manufacturing facility and 40,412 square feet of retail space. The Trust's leasing operations provided rental income constituting 89% of the revenues during the year ended December 31, 2011. On June 24, 2011, Bogey Hills Acquisition, L.L.C. (BOGEY), a wholly-owned subsidiary of Maxus Operating Limited Partnership (MOLP), acquired The Villages of Bogey Hills Apartments.
