Camden Property Trust (CPT) Quality Analysis

GoodMoat Analysis

Based on data as of March 26, 2026

Camden Property Trust demonstrates moderate quality with stable, high operating margins but lacks the high returns on capital and growth profile typical of a durable moat. Its profitability is solid but not improving, with key metrics like ROE of 8.8% falling short of value investing benchmarks. The competitive position appears adequate but not exceptional within the residential REIT sector.

Read full analysis
Applying the GoodMoat framework, Camden Property Trust's quality profile is mixed. On the positive side, it shows strong operating leverage with a high operating margin of 34.3% and a solid profit margin of 23.9%. The balance sheet is reasonably conservative with a Debt/Equity ratio of 0.89, which is favourable for a capital-intensive REIT. Management also demonstrates shareholder alignment through a consistent dividend yielding 4.45%. However, several key quality indicators are neutral or weak from a value perspective. The Return on Equity (ROE) of 8.8% is well below the framework's high-quality threshold of 15-20%, indicating capital is not being deployed for superior returns. Revenue growth is minimal at 2.2% YoY, and the Free Cash Flow yield of 3.2% suggests modest cash generation relative to its market value. Regarding moat identification, residential REITs typically score low on the provided criteria. Camden may exhibit elements of a 'Scale Privilege' in its regional markets and 'Strategic Partnerships' in development, but it lacks the high switching costs, proprietary technology, or pricing power that define a wide economic moat. Its competitive position is stable but faces constant competition from other REITs and private landlords, with profitability largely tied to macro housing cycles rather than a durable competitive advantage. The business is financially sound but does not exhibit the exceptional characteristics of a high-quality compounder. Analysis based on data as of 2024-05-15.
