Based on data as of March 26, 2026

Read full analysis
Analyzing CPT through the GoodMoat Quality Indicators reveals a mixed picture. The company shows strength in its balance sheet, with a Debt/Equity ratio of 0.89, which is favourable and below the framework's cautionary threshold of 1.0x Debt/EBITDA. Operating leverage appears positive, with a robust Operating Margin of 34.3% significantly exceeding the Profit Margin of 23.9%, indicating efficient control of non-operating costs. However, other quality metrics are less compelling. The Return on Equity of 8.8% is well below the framework's high-quality benchmark of 15-20%. Free cash flow generation, while positive, shows a FCF Yield of 3.2%, which translates to a high P/FCF multiple and suggests conversion may not be at the high rate (>90% of EBITDA) sought for quality. Revenue growth is a clear concern at just 2.2% YoY, failing to meet the framework's marker for consistent, double-digit growth. The Growth Assessment further underscores this, as the trajectory is neither accelerating nor sustained above 20%. The primary growth driver appears to be underlying real estate fundamentals rather than a durable competitive advantage. For a value investor, CPT presents a stable, income-generating asset with prudent leverage, but its low returns on capital and minimal growth profile place it in an 'adequate' rather than 'high quality' category under this framework.
